As of 22-10-2016, I consider this guide a finished work. :)

How many other luxury apartments DO those large 2 Bedroom Luxury appartments need? And don't you hate it when you finally manage to unlock those fancy corperate HQs or loft apartments, only to find out they need more large shops, luxury appartments or other technical offices below them before people are willing to move in?

Well don't judge me, because I do! I hate having my tower all planned out, only to suddenly find out I need more restaurants. And where the hell am I going to place those, with their smells and noises?

I have endeavoured to find out exactly what my tenants need beforehand and you can look at my findings in this very guide.


Note, that this guide does not discuss room sizes, their utilities, prestige needs or whether or not they generate smells or noises, or hate them. Others have gone before me to figure out this more basic information and have compiled it into this handy dandy guide:

Large Restaurant Weirdness

When rooms need an amount of Large Restaurants, DO NOT mix:

Choose between them. Placing both, counts as less then 2 restaurants.

If you need 3 Large Restaurants, build a Sports Bar, and then EITHER an Italian or Mexican Restaurant, then EITHER a Family Restaurant or Brunch Spot.

Break the rule and you need more restaurants than prescribed by the guide.


Luxury Store Weirdness

When rooms need an amount of Luxury Stores, DO NOT use:

Cosmetics Boutique

These two count as less then the China, Jeweler, Fine Art and Rare Book dealers.

Restaurants
  • Shops can be built both above and below ground.
  • Small, Medium and Large Restaurants do not care about height. No rent increase for elevation designated.
  • Gourmet Restaurants DO care about Height, although only in rent money and height does not affect their hapiness. I've designated the penalty/bonus. Basically, Gourmet Seafood and Chinese restaurants pay less if you give them height, all the others pay a bonus for it.
  • A Gourmet Restaurant is roughly as good as a Medium Restaurant, but NOT as good as a Large Restaurant, when fulfilling breakfast/lunch/dinner availability requirements.
  • Despite restaurants of different sizes ALL being able to cumulatively fulfil breakfast/lunch/dinner availability requirements, these different size restaurants cannot fulfil size requirements.
    In other words, 3 Medium/Gourmet restaurants serving lunch, are as good as a large restaurant serving lunch, when fulfilling the lunch requirement of tenants.
    No matter how many medium restaurants you place, they will never fulfill the demand for large or gourmet restaurants.

So, cards on the table, if we condense ALL this info into a single guide section, the question would be:

What rooms do we need to put down, so that we can fulfill ALL the requirements in the game in one fell swoop, using the minimum amount of space?

That is exactly your question you say? Well you are in luck dear Sir, since THIS is exactly THAT theoretical guide section, condencing it all into a single, all compassing answer that you have stumbled upon COMPLETELY by accident! Don't you feel lucky, by jolly good crickey! That's some skilful stumbling!


You need:


In General

3 Small Restaurants that are Cafes
  • Make sure the variety of said clutter of small restaurants above, allow serving at least both breakfast and lunch. This is especially true if you wish to construct Normal small 2 Bedroom Appartments on just those 4 small Restaurants. See the note I left with its requirement.
  • If you don't care for the Normal Bi-Loft (Needs 3 cafes), since you only construct luxury apartments, you can reduce above requirements to just 2 Small restaurants that are Food Courts and 2 Small Restaurants that are Cafes, selling a good variety of both breakfast and lunch.

4 Medium Restaurants of a different category
3 Large Restaurants of a different category (See Restaurant Requirement Weirdness Note)

Other Info about the guide, the game, and other tips and tricks
On Rent and Height
  • When I talk rent - designated by the price tag to the right of the name - I talk about what it does on average on "Engineer" difficulty below the 10th floor, just when the economy drags itself out of depression. You might have a different opinion on what rent is supposed to be, or might be playing on a different difficulty level. What I write down in this guide, are just my personal notes and gives readers a rough idea, how much rent different rooms are supposed to make relative to each other.
  • Besides the fickle Large Restaurants, I've never had tenants move out when using these rates. They're a good average and the economy never seems to get poor enough that these rents ever become too high to carry.
  • The (+X) designation next to the rent, means how much more (or less!) rent a tenant will pay, for every floor it has above the 10th, up till a cap on the 30th floor.
    A Tiny Studio apartment usually paying 350 dollars of rent, will pay exactly 350 dollars of rent when it is on any floor on or below the 10th.
    That same Studio apartment located on the 12th floor, will pay 355 dollars, because it has 2 floors above the 10th for a total of 2 x 2.5 on top of the standard 350 dollars. Conversely, a Large Medical Office will pay 2x10 dollars LESS when located on the 12th floor.
    At the 30th floor, a Large Creative office will pay a whopping 400$ extra (20 x 20$) on top 700$ it already does, for a grand total of 1100$. At the 31st floor and everything above, it will stop paying extra on top of the 30th floor price of 1100$ and the same goes for the respective price of any other height loving or hating room.
  • For any room occupying more than 2 floors, like lofts, duplexes or HQ suites, only the topmost floor is taken when calculating height bonusses. When a Luxury Loft occupies the 13th and 14th floor, its topmost floor is 4 extra floors above the 10th. 4x5 = 20 extra rent.
  • This extra rent, is not subject to the economical factor. If you have two luxury Studio Apartments, BOTH on the first floor, while one pays more than the other, the pricier apartment will complain sooner about the rent and its happiness rating goes down quicker, when the economy gets poorly. However, if you have luxury apartments on different floors and the only difference in rent is the difference in height bonus, all of them will complain about the rent at the same time and are equally resistant, to economic downfall.

Small Tips
  • Anything that likes high traffic, is capable of generating it on its own, without your help. Worry about those that hate it.

  • Gourmet Restaurants are about as good as a Medium Restaurant at fulfilling dinner needs. For the purposes of this guide, a Gourmet Restaurant is the same as a Medium Restaurant for Dinner requirements.
  • When I say "1 Large Restaurant and 1 Medium Restaurant, or Bigger." I mean by bigger that the Medium Restaurant could be turned into a Large Restaurant, and NOT the Large Restaurant into a Gourmet one.
  • When I say "Of a different Category" or "3 different Medium Restaurants", I mean that these Stores or Restaurants need to be located on a different option tab when you select a tenant for them, not that they need to serve different menus. When looking for tenants for 2 different Medium Restaurants of a different category, Pizza Places and Fast Food Restaurants are considered different options, or in other words "a different catagory" because they both have their own tab, even though they both serve dinner and lunch.
    DO NOTE, that there's something weird going on with certain combination. See the "Weirdness" notes further down.

  • Note that I write down the MINIMUM amount of shops/restaurants required in your tower for other rooms to want to move in. In reality, sticking to just that minimum amount shops/restaurants on increasingly massive towers, might see your handful of shops/restaurants so overwhelmed with customers that they'll all get sick of the waiting times. In reality, you'll need more. How much more, depends on the size of your tower and I can't figure that out for you.

  • The Small Store selling Flowers, can fulfill the houseware requirements.

  • Both the Shoestore and the Handbag/Suitcase store, which are Medium Stores, fulfill the Fashion requirement but NOT the clothing requirement.

  • Large Department stores fulfill both Clothing and Fashion requirements.

Overlapping Requirements
  • In these solutions, I've always gone for the room solution requiring the least amount of tiles in a completely empty tower. For ease of understanding and use, I will continue to present the guide as such: If it's the only room in the tower, what will it say and what does it take at the minimum amount of space? Only that way, we can be absolutely sure the guide is always suitable and useful, regardless of what you have planned for your own tower or the work you've done ahead.
  • Note that for Offices, those of the same type/size often fulfil their own "Need more X offices" to ease future restrictions. A single Large Tech Office nees 13 Medium Creative and Technical Offices and gets unhappy when there's less present after being build. When you build several more Large Creative Offices after that and these stay present, THEN you can actually start removing some of the Medium Creative and Technical offices without the Large ones complaining, since their equal sized siblings count towards their own "Need more Creative Offices" requirement.
  • Many smaller or medium restaurants/stores, can eventually fulfill the breakfast/lunch/dinner/item role of larger ones. If I say "Need medium restaurant serving Breakfast / Store selling food", you might stumble upon another solution by placing MANY Smaller ones or a single, Large one. However, these other solutions will always require more space.
  • For as far as I can tell, roughly, 3 small restaurants = 1 Medium Restaurants selling Breakfast/Lunch, or 8 Small or 3 Medium Restaurants, for a single Large Restaurants. 3 Small Stores selling the same item = 1 Medium Store selling the same item.

Weirdness
  • Something funky might be going on with any request for "A greater variety of X".
    Variety might not be obligatory after all. I noticed it when placing gourmet restaurants for the Loft. The bi-level's need is fulfilled when you place down 2 different gourmet restaurants and the Luxury Loft's need is fulfilled when you place down 3 different gourmet restaurants. However, their respective needs are also fulfilled when you place down 3 of the same and 5 of the same gourmet restaurants. The same might go for any request for a "greater variety of X". However, since these needs are fulfilled quicker and with less spaced used through more variation, I've stuck to that.
  • There's also something weird going on among the Large Restaurants. Not all are created equal and with certain combinations, you'll end up actually needing more than the guide prescribes. Never combine an Italian Large Restaurant with a Mexican Large Restaurant, or a Brunch with a Family Large Restaurant. Doing so will add 1 more Large Restaurant upon whatever requirement you're trying to fulfill. 2 becomes 3, 3 becomes 4 required if you do. I'm not sure who or what is to blame here, but stay clear of these combinations if you want to fulfill the Large Restaurant demands of rooms according to the guide.
  • Similar awkwardness occurs among the Luxury Stores. Only 1 should be necessary for Tech and Government HQ Suites, and only 3 for Broadcasting Suite or the Luxury Loft. However, this only holds up when using either China, Jewelry, Fine Art, or Books Luxury Stores. Use a Cosmetics or Fine Wine Store for Tech and Government, or put them within the combination of 3 required for Broadcasting or the Luxury Loft, and suddenly you'll need 2 different, or 4 different Luxury Stores respectively.
"Need more X apartments/offices" requirements.
Probably the highlight of this guide, is answering the question: What does "Need more luxury apartments" mean? How many is that?

The reality of this question, is quite difficult according to my experience. There's a non-linear ratio involved, or in other words, I can't give you a clear formula or value. For instance, Luxury small 2 bedroom appartments need a mix of both Luxury studios and Luxury 1 bedroom apartments. However, the fewer studios you use, the more 1 bedroom apartments you need. The fewer 1 bedroom apartments you use, the more studios you need. The value of each of these rooms, seems to increase the fewer you have, and seems to decrease the more you have. Furthermore, the value by which their ratio in the mix increase or decrease, appears completely uneven. It's not like 2 studios are worth a single 1 bedroom apartment. As you'll see, even a single studio apartment can be worth MANY 1 bedroom apartments and actually fewer vise versa.

In general, the formula seems to enforce and it is indeed the best, to have an equal balance between all the luxury apartments that came before the new one you're trying to build.

Awesome. That's what I was looking for. It's actually a bummer that there's no darn hint in the game that tells you that shit BEFORE you build something; it pisses me off to build a restaurant f.e. and AFTER I built it, I learn the needs so I can destroy it again..... really annoying! Thank you!

This could explain why Government Offices want nothing to do with my building in the Corporate Conglomerate scenario. Small offices aren't available in the scenario, and I've placed medium legal office after medium legal office only for the game to still tell me I don't have enough.

Not sure yet Neko. These projects are a spur of the moment thing, when the game is new to me and my passion for it novel. In fact, I fel I finished the game when I completed this guide, more than when I finished the campaign. I haven't looked back since and haven't bought the Vegas DLC yet. Not not sure I will either.
